A mission guided by the triple bottom line
Mundo-Lab’s mission is to provide sustainable, accessible, and shared workspaces for non-profit organizations and social enterprises.
Our approach follows the triple bottom line — social, environmental, and financial — as defined in the Quintessentials charter of The Ethical Property Company. This means that we give equal importance to our ecological, social, and economic impact.
Environnemental performance
Reducing our ecological footprint
through sustainable building design, responsible resource management, and eco-friendly services.
Social performance
Supporting change-makers
by offering professional, shared, and affordable workspaces to organizations committed to the common good.
This triple performance is reported annually in our Annual Report.
Support for organisations
A challenge shared by many impact-driven actors
Finding a professional, sustainable, well-located, and affordable workplace remains a real challenge for NGOs, associations, foundations, and social enterprises.
These organizations need spaces that reflect their values, without being held back by logistical or financial constraints.
Our response: spaces designed for them
At Mundo-Lab, we create accessible, shared, and responsible workspaces, tailor-made to meet the needs of the non-profit and social economy sector. We also provide services that free organizations from the hassles of office management, allowing them to fully focus on their mission of public interest.
Mundo-Lab fills a missing link by offering a unique space dedicated to enterprises and actors in this sector.
An engaged and connected community
Our centers are more than just buildings. They are living ecosystems where organizations meet, collaborate, and grow together.
Our tenants' opinion
Ethical, transparent and committed management
We manage our centers with constant concern for acting in a fair, responsible, and sustainable way, in the interest of our tenants and the environment.
Collaboration with responsible and social reintegration suppliers
We work primarily with companies that have a clear environmental and/or social commitment. We prioritize service providers, suppliers, and partners who share our values, coming from the social economy or engaged in social reintegration.
We collaborate, among others, with the following suppliers:
We place sustainability at the heart of our activity. Our buildings are designed and managed to minimize their environmental impact throughout their entire life cycle.
This involves the choice of durable materials, the energy optimization of infrastructures, and the use of renewable energy sources.
Our commitment does not stop at design: we continuously reassess our practices to remain aligned with our mission and today’s climate challenges.
Eco-renovation and eco-construction of buildings
Our buildings are designed or renovated with a sustainable, circular, and responsible approach, in order to reduce their ecological footprint as much as possible.
Here are some of the solutions implemented in each Mundo center in terms of eco-design, sustainable renovation, and responsible construction:
Donation, reuse & sharing
Several of our centres have a “give-away corner”: a dedicated space where everyone can leave items they no longer use.
Members can also exchange furniture or equipment through the online member platform.
We also organize regular collections for charitable organisations such as Shoebox, Arc-en-Ciel, Bruzelle, and the Red Cross.
Eco-responsible daily management
Our buildings are not only well designed; their day-to-day management follows a sustainable, circular, and socially responsible approach.
Every detail matters to reduce our environmental footprint and ensure consistency between our values and our practices.

Dissemination of innovative eco-renovation techniques
At Mundo-Lab, the transition is something we actively build!
Our commitment to dissemination goes back to our very roots. In 2008, our very first centre, Mundo-b/Matongé, was recognised as an “Exemplary Building”.
We do not just build sustainably: we share our experience to inspire a broader transition towards responsible real estate.
From the very beginning, we have chosen eco-renovation, circular economy principles, and demanding construction practices.
Because large-scale exemplary projects are still rare, we are regularly invited to:
- present our technical choices at study days and seminars;
- host visits of construction sites or completed centres;
- collaborate with academic or public institutions to help enrich sector practices.
In recent years, we have worked alongside Bruxelles Environnement, CERAA, Embuild, CSTC (Buildwise), and UCLouvain.
Recognition of our approach
From the very beginning, we have been committed to creating exemplary spaces on ecological, social, and architectural levels.
This rigorous approach is regularly acknowledged by public institutions, independent organisations, and professional juries in Belgium and beyond.
These labels and awards are much more than distinctions: they validate our choices, strengthen our credibility, and encourage us to go further.
Eco-Dynamic Company: In 2011, 2016, and 2019, Mundo Matongé and Mundo Trône received the Brussels label for sustainable and environmentally responsible daily management.
Mundo-Lab’s economic impact lies mainly in creating office centers that are economically viable and profitable over time, with balanced accounts and a strong triple bottom line.
The model enables Mundo-Lab to offer its financial partners both an ethical impact on their investment and a modest return. Among these partners are institutional investors as well as individual savers seeking purpose, convinced by this innovative real-estate approach and motivated to support alternatives to purely profit-driven investments.
We believe in rigorous and transparent management of our resources.
Impact Investing: Giving Meaning to Money
Impact investing, also called socially responsible investment, makes it possible to finance companies that drive social and ecological innovation and act concretely for a fairer and more sustainable society, such as ETIC.
By placing their money through solidarity fundraising, bond issues, or equity participation, private shareholders and institutional funders can actively support structures in the Social and Solidarity Economy (SSE) and in sustainable real estate.
Beyond financial returns, this type of investment aims at a measurable positive impact, whether social, societal, or environmental. Invested money thus becomes a lever for transformation, serving the common good.
Our ethical finance partners
Mundo-Lab enables everyone to invest their savings with meaning and social, environmental, and societal responsibility. An investment in bricks that makes sense, also known as Impact Investing. Today, nearly 80 individuals and organizations, both shareholders and bondholders, finance our real estate projects and thus contribute to solidarity finance.
Generating social change through investments that respect the environment.
Mundo-Lab offers affordable, well-located workspaces to changemakers — engaged organizations working on environmental, social, and/or societal issues. With ImpaktEU, we aim to build partnerships with structures that share similar values, in order to strengthen our collective impact and act as a true catalyst for societal change.

Finance as a Lever for Social Transformation
Phitrust Partenaires, a pioneer in impact investing in Europe, uses finance as a lever for social transformation. We provide experienced investors with high-impact, sustainable performance solutions.
Attracted by Mundo’s innovative model — especially the sustainable transformation of its buildings, such as in Louvain-la-Neuve — we value their low environmental impact approach.
With a background in real estate, we are particularly attentive to the green value of buildings — an essential criterion today. In this regard, Mundo clearly stands out from traditional players.
With over 10 years of experience, a high occupancy rate, and regular dividends, Mundo-Lab is a benchmark in impact investing in Belgium.
